Why yearly
An annual service keeps the boiler running efficiently, catches worn parts before they fail on the coldest night, keeps you safe, and usually keeps the manufacturer's warranty valid. Skip it for a few years and small problems quietly become expensive ones.
Landlords take note

Best time to book
Late summer or early autumn, before the heating goes back on and before everyone else remembers to book theirs. Leave it to the first cold snap and you'll be joining a queue.
Signs it needs looking at sooner
Don't always wait for the service. Banging or gurgling from the boiler, pressure that keeps dropping, a pilot flame burning yellow instead of blue, radiators cold at the bottom, or a faint smell when it fires up are all worth a call. Caught early they're usually a small fix. Left alone they're how you end up with no heat on the coldest weekend of the year.
